Land Auction Results 03/09/2012

On Friday, March 09, 2012 Glaub Farm Management auctioned 567 +/- acres in Craighead and Lawrence County, AR. The cropland was approximately 527 +/- acres and averaged $4,014/acre! Tracts 1 & 2 sold together at $4,034/acre. Tract 3 sold at $3,900/acre. Tract 4 was a recreational piece and had two bidders at the auction. The final bid was rejected due to not meeting the owner’s reserve. This particular tract was land locked and had no legal easement which limited the interest.

The following are overviews of the different tracts taken from our auction brochure:

Tract 1: This tract contains 240+/- acres with 232.5 tillable acres according to the USDA. It is irrigated via two 16” casing wells and underground pipe. All fields on Tract 1 have been leveled and includes one duck pit. Soils are primarily Amagon Silt Loam, Dubbs Silt Loam, and Foley Silt Loam. This tract is suitable for growing rice, soybeans, and corn.

Tract 2: This tract contains 207.13 +/- acres with 206.6 tillable acres according to the USDA. It is irrigated via three wells ranging in size from 16”, 12”, and 8”. Tract includes underground pipe and a pit for duck and goose hunting! A majority of the acreage has been leveled for row irrigation. Soils are primarily Amagon Silt Loam, Beulah Fine Sandy Loam, Dubbs Silt Loam, Foley Silt Loam, and Hillemann Silt Loam. This tract is suitable for growing rice, soybeans, corn, and wheat.

Tract 3: This tract is 80.0+/- acres with 78.5 tillable acres according to the USDA. The east field is irrigated by one 16” casing well. The east field has been precision leveled for row & flood irrigation. The west field has potential to be improved with precision leveling and irrigation. The soils are primarily Beulah Sandy Loam, Dundee Silt Loam, Dubbs Silt Loam, and Bosket Fine Sandy Loam. Soils are most suited for growing rice, soybeans, wheat, and corn.

Tract 4: This 40+/- tract has potential to be an excellent recreational spot located in the Cache River flyway. There are very few timber tracts in the area. This tract has green tree reservoir development potential which could provide excellent duck hunting.
