The 2026 Mid-South Land Values and Lease Trends Report has been released by the Mid-South Chapter of the American Society of Farm Managers and Rural Appraisers.
The report covers 12 regions across Arkansas, Louisiana, Mississippi and Tennessee. It provides updated information on farmland values, cash rents and lease trends, along with local insight into what is happening in agricultural land markets throughout the Mid-South.
Readers will also find information on timber and recreational properties, agricultural exports and other issues affecting landowners, farmers and investors. The report is intended to be a practical reference for anyone trying to keep up with land values and rental markets in the region.
Glaub Farm Management helped prepare this year’s report. Jeffrey Hignight, AFM, ALC, AAC, serves as Secretary-Treasurer of the Mid-South Chapter and was a member of the report’s project committee as well as Sam King, AFM. Ted Glaub, AFM, ALC, served as an advisor to the committee.
Of course, no two farms are the same. Soils, irrigation, drainage, location, improvements and local demand can all have a major effect on value and rent. The report provides a good market reference, but the numbers still need to be considered in light of the characteristics of each property.
